Balcony Inspection Vents were developed in response to California’s new Senate bills SB-326 & SB-721, which were enacted to address significant concerns with balconies, decks, stairways, and walkways, generically referred to as “Exterior Elevated Elements”. When these structures contain wooden beams, they are susceptible to rot and water damage. After the deadly Berkeley balcony collapse in Berkeley 2015, California’s then Governor Jerry Brown signed two new Senate Bills, nicknamed the “Balcony Laws”. As per the new laws and the California Building Code, some of the mandatory requirements are the inspection and installation of ventilation in these elevated structures.

2. INSTALLATION: Prior to installing the vent, run a bead of EverKem behind the nailing flange to ensure an air tight seal where the vent meats the building material. This ensures that no gaps are present between the vent and your building material where flying embers might enter!
